Flooring a Newly Built Arkansas House
A new house is not a dry house. The slab is still giving up water for months after the keys change hands, and a floor laid into that is being asked to live in conditions that will not exist by next summer.

Where new construction actually is in Arkansas

Bentonville’s median house was built in 2007. In that market a new build is close to the default
case rather than the exception, and the questions below are the ordinary ones. In Pine Bluff they
almost never come up.
The slab test to insist on
Concrete releases water for months, and Arkansas slabs do it into air that is already humid, so
they take their time. The test that settles the argument is ASTM F2170: probes
sealed into holes drilled to 40% of the slab’s depth, left to equilibrate, then read as a relative
humidity figure.
- Three tests for the first 1,000 square feet, plus one more for each additional
1,000. A single probe in a large slab is a sample, not a result. - Most manufacturers cap acceptance somewhere between 75% and 85% RH. The number
that governs is the one printed in your product’s own warranty, not a rule of thumb. - Over the cap you have three choices: wait, install a moisture mitigation
system, or pick a material that does not care.
Ask for the readings on paper. A slab that has not been tested is not a dry slab; it is an
untested one, and the warranty language usually knows the difference.
Why this bites harder here than in a dry state
Arkansas summers put a lot of water in the air, and a house that is finished but not yet
conditioned sits in it. Wood delivered into an unconditioned new build acclimates to a humidity the
house will never see again once the HVAC runs through a full season. The board then dries, shrinks,
and gaps — and the failure looks exactly like a bad installation even though the material and the
workmanship were fine.
The fix is not a longer wait. It is running the HVAC to the house’s normal operating conditions
before the flooring arrives, then acclimating to that. What matters is the number the
boards reach, not the number of days they sat in a stack.

One thing worth settling before the drywall
If your floor goes in after the other trades finish, ask what protects the subfloor in the
meantime. A deck that took rain through an open roof, or lived under construction traffic for a
month, is a flatness problem you inherit at the end.

pay for later, and what a complete quote itemizes tells you
whether the builder’s allowance covers it.
