Living Room Flooring in Arkansas: Options and Installed Costs
The living room is usually the biggest single floor in the house, which makes it the room where the price per square foot actually adds up — and the room where the choice shows.
Continuity is worth more than the material
One surface running through the living space reads better than three good floors meeting at thresholds. If the living room opens onto a hall, a dining area or a kitchen, price the whole connected area as one floor before pricing the room on its own. It usually costs less per square foot — larger areas mean fewer cuts and less setup per unit — and it looks considerably better.
What to use
- Solid hardwood. The traditional answer, and in older Arkansas housing there is a real chance one is already there. Under the carpet in a house from the 1930s or 40s, original oak is a live possibility — and refinishing costs about a third of laying new.
- Engineered hardwood. Real wood surface, more stable through an Arkansas summer, and the only wood option that belongs over a slab. Check the wear layer: two millimeters or more can be sanded once, and a 0.6 mm veneer cannot be sanded at all.
- Luxury vinyl plank. The practical default in newer housing, especially with dogs, children or both. Twelve mil and up in a room this size.
- Carpet. Warmer, quieter and much cheaper to install, and it hides a subfloor that is not perfectly flat. Spend on the pad rather than the pile — a denser pad under a mid-grade carpet outlasts an expensive carpet on a cheap one.

Flatness matters more in a big room
Every subfloor defect is more visible across a long run. Ask what the installer found when they looked at the subfloor — the answer separates a quote for a job from a quote for a surface.

Along the longest wall, or toward the main light source. Across the joists rather than parallel to them if the subfloor is boards rather than plywood.
Is there a floor under my carpet?
It depends almost entirely on when the house was built. In Pine Bluff, Fort Smith and the older neighborhoods of Little Rock it is worth checking; in Bentonville, Rogers or Conway it usually is not. Lift a corner in a closet — two minutes settles it.
How much does room size change the price per square foot?
Meaningfully. Setup, minimum charges and waste are spread over more area, so a large open room is usually the cheapest floor in the house per square foot and a small awkward one the dearest.
